What Size Dumpster Do I Need for a Cleanout, Remodel, or Roof Tear-Off?

For a garage cleanout, a single-room remodel, or a tenant turnover, a 12 or 15-yard does the job. Multi-room remodels, full-gut renovations, and roof tear-offs call for a 20 or 30-yard.

The five Wilson dumpster rental sizes

Priority Waste runs five published sizes: 12-yard, 15-yard, 20-yard, a 20-yard compact, and 30-yard. The compact is the one people have not usually heard of. It holds the same volume as a standard 20-yard but sits on a shorter footprint, which matters on the narrow drives common in the older parts of Wilson, where the length of the dumpster decides whether it fits rather than the capacity.

Choosing among them is less about the size of your house than about what is coming out of it. A three-bedroom home being tidied produces a fraction of what the same home produces when the kitchen comes out.

Cleanouts: 12 or 15-yard

A garage cleanout, a tenant turnover, or clearing a single room of accumulated belongings all sit comfortably in a 12 or 15-yard dumpster. This material is bulky but light. Boxes, old furniture, shelving, bagged household waste, and plastic bins take up volume and weigh very little, which means you can fill one of these sizes to the rails without approaching the weight allowance.

Where a cleanout outgrows these sizes is when it stops being one room. An estate clearance or a whole-property cleanout where the garage is simply the starting point belongs in a 20-yard from the outset.

Remodels: it depends on how much comes out

A single-room remodel sits in a 15-yard dumpster for most projects. One bathroom, one kitchen refresh where the cabinets come out but the walls stay, or a bedroom taken back to the studs will all fit.

A multi-room remodel or a full gut needs a 20 or 30-yard dumpster. The reason is simple: a gut produces structural material rather than fixtures. Plaster and lath, drywall, subfloor, framing lumber, old cabinetry, and trim come out together, and the volume climbs much faster than most people expect from walking the rooms beforehand. One warning specific to remodels in older Wilson houses. Plaster and lath is considerably heavier than drywall, and a house built before the war will produce a denser load from the same square footage than a house built in the eighties. Mention the age of the property when you book, because it changes the advice.

Roof tear-offs: 20 or 30-yard

A roof tear-off goes in a 20 or 30-yard dumpster, sized to the roof rather than the house. Shingles are compact but they accumulate quickly, and a tear-off that strips multiple layers produces far more than a single-layer job on the same roof.

Two things matter more here than on any other project.

First, roofing is its own stream and cannot share a container with anything else. A re-roof that also clears the yard or replaces soffit and fascia is a two-container job, and we set both at the same time so each is sized to its own material.

Second, shingles are heavy. The size is chosen on volume, but the weight allowance is what you want to discuss on the call, particularly on a large roof or a multi-layer strip. That conversation takes thirty seconds and it is the difference between a predictable job and a surprise.

Why going too small costs more than going too big

This is the mistake we see most, and it is worth understanding mechanically rather than as general advice.

When a dumpster fills before the work is done, everything stops. The crew has nowhere to put material, so either the work pauses or the debris starts piling on the ground, which has to be handled twice. Then the swap itself brings a replacement that starts a new rental term from the day it lands rather than continuing the old one. Undersizing therefore converts one rental into two, and it costs you a working day in the middle.

Going one size up costs the difference between two sizes. Going one size down can cost an entire second rental. Those are not symmetrical risks, which is why, when a job sits genuinely on the line between two of the Wilson dumpster rental sizes, we will almost always recommend the larger one.

The exception is heavy material. Concrete, brick, block, dirt, and asphalt reach their weight allowance long before they fill any dumpster, so a large box simply gives you more room you cannot legally use. Those loads go in a small dumpster on purpose.

Some projects do not need a bigger container. They need a second one, because the material cannot be mixed.

Concrete, brick, block, dirt, and asphalt form one stream. Roofing tear-off forms another. Yard and vegetative debris, meaning limbs, brush, and stumps, forms a third. General construction debris and household material may ride together in one container.

A kitchen gut that also removes a tiled patio is two containers. A re-roof that also clears a hedge line is two containers. We set them together, each sized to its own material, which works out better than forcing everything into one oversized box.
